  • Clean evaporator coil & fins
  • Check fan wheel and alignment
  • Clean air filters and inlet/outlet grills
  • Clean drain pan & flush drain line pipe
  • Check air outlet & inlet (shutter/diffuser)
  • Adjust or replace blower belt if necessary
  • Check electrical wires and components
  • Check ducting insulation

Condenser (Outdoor Unit) Checklist

  • Clean condenser’s coils and fins
  • Check/record suction and discharge lines
  • Check compressor’s terminals and other components
  • Check piping for leaks
  • Check for unusual noise and fan alignment
  • Check/lubricate fan motor
  • Check actual voltage and amperage
  • Check for unusual noise or any vibration

Pool size and location might cause a variance in price.

Standard 2 car driveway and sidewalks. 

DISCOUNTED POOL SCREEN REPAIR

$35 / $55 / $90

Pool screen repair will be discounted to $35 for lower screens, $55 for middle screens $90 top screens. (Minimum 3 screens for this price) 

MANAGEMENT OBLIGATIONS TO OWNER

MANAGEMENT

Manage tenant relations, including negotiating renewals of existing leases; collecting, holding and disbursing rents and other amounts due or to become due to Owner; handling tenant requests and negotiations; terminating tenancies and signing and serving appropriate notices on behalf of Owner;initiating and prosecuting eviction and damages actions on behalf of Owner.

REPAIRS

  1. Maintenance and Repairs
    • Perform upkeep and necessary repairs for the interior, exterior, and landscaping of the property. 
    • Conduct periodic inspections to ensure the property's condition. Every Quarter 

  1. Procurement and Supervision
    • Purchase supplies and materials needed for maintenance and improvements.
    • Supervise alterations, modernization, and redecoration of the property.

  1. Approval and Spending Limits
    • Obtain prior approval from the property owner for any single expense or service exceeding $______________________.

FINANCES

Maintain accurate  records of  receipts, expenses and accruals to Owner in connection with managing the Property.
